Cottonwood seed and mature-orchard debris. The older orchard and horse-property areas south of Maple Street have mature trees — cottonwood, fruit trees, and locusts — that drop massive debris loads across gutters and roofs. Two gutter cleans a year is the right baseline.
Hard water from well and irrigation water. Much of Mapleton runs on pressurized irrigation with heavy mineral content. Overspray on south- and west-facing glass etches fast. Big landscape-intensive properties see it worst.
Wind-driven dust from Hobble Creek Canyon. Homes on the east side of the city catch wind and fine grit off the canyon year-round. Glass needs more frequent service on east- and south-facing exposures.
