Canyon wind and grit. The mouth of AF Canyon funnels wind straight into the east side of the city. Homes along Timpanogos Highway, Forbes, and anything near 700 East take heavy wind-driven grit on windows and siding. Gutters fill with dry canyon debris year-round.
Hard water spots from well and irrigation water. Parts of AF still run on well water with heavy mineral content, and overspray from sprinklers leaves chalky deposits on glass fast. South and west exposures take the worst of it.
Construction dust from Harvest Hills and surrounding development. With ongoing development in the north end of the city, fine construction dust settles on everything within a half-mile of active sites. Regular service keeps it from baking onto windows in summer heat.
Cottonwood and locust in gutters. Older neighborhoods near downtown and the Art Dye Park area are full of mature cottonwoods and locust trees. Seed in spring, leaves in fall, needles mixed in — gutters need two cleanings a year minimum.
